Now I love the game of Monopoly, so much that my wife won’t play with me anymore. Sometimes a monopoly can be a bad thing, here’s why:
Would you like having one provider of cable or satellite? Probably not…..if there was only 1 provider they determine how much you will be charged and you have no one to compare them too, you wont know if your getting the best rate and best service.
With that in mind think about this……..a Realtor in your area talks about being #1, they are the biggest, the best, the greatest thing since sliced bread. Now being a Realtor I can tell you its very easy to spin being #1, and honestly I never buy into anyone telling me they are the best at anything. (you need to prove to me your the best, not just tell me)
So this “#1” Realtor in the area might have the biggest market share, meaning they sell the most homes in a given area. Some might think that’s the agent I have to use to sell my home, but that could cost you……big. If that Realtor is the biggest in the area than how is that any different from 1 cable or satellite provider? If that one agent sells the most then they must sell more homes than any other agent, and in doing so they determine the market value of your home. In order to stay #1 they have to sell a lot of homes each year so they could artificially keep the values down in order to keep a large volume of sales year to year.
How does this matter to you? Keep an open mind when choosing a Realtor to sell your home, be sure to talk to at least 2-3 Realtors to find the best match. You need to have an open relationship, all be on the same page, and you need to be a priority to that Realtor. You are selecting them to sell your most valuable asset, you don’t want to be just a number, passed off to an assistant, or just another home seller with the #1 agents sign in the yard.
